Equestrian Features
In 2005, the owners started construction of the 5-stall horse facilities. This project was completed over an 18 month period, as it was constructed in both old-world design and methods, including mortis and tenon joinery with no metal brackets anywhere. This gives the barn a feeling of true workmanship and history. The trophy and saddle room was designed to trap cool air in the summer months and provide a relaxing environment for reading or napping after a long day in the saddle. This room in the barn is 5 to 10 degrees cooler then the outdoor temperature in warmer weather. To access the loft/hay storage area upstairs, specially designed steps with cowboy boot cutouts and trapdoor keep the flavor fun and laidback. Each of the stalls measures 13'X13' in size with dual openings into hallway or the paddock area.
Added in 2008, a competition style roping arena complete with release & timer and turn-out's was constructed below the horse barn on a level bench. Take in the impressive views of the La Plata Mountains while trying to beat your best time in the saddle.
The entire property is fenced and cross-fenced with strategically placed cattle guards.
Ranch Details
Rich in natural beauty, the 5L Equestrian Ranch encompasses 105 acres of Ponderosa Pine forest, blazing red Gamble Oak thickets, and a pond fed by a seasonal stream to support the abundant wildlife. This beauty is enhanced by being set in the foothills of the 13,000 ft snowcapped La Plata Mountains and having access to the 5300 acres of Colorado Division of Wildlife that borders the larger ranch (Durango Ridge Ranch) to the north and west. The unobstructed views of the Weeminuche Wilderness area, trademark Twin Buttes, Ridges Basin, Barnroof Peak and the La Plata Range are paramount, especially from the large building envelope. The topography offers a slight slope from north to south giving the property excellent year-round sun and solar gain potential. A unique blend of woodlands and a private draw create a very secluded feel and secure sanctuary. Views of neighboring structures or roads from most areas of the ranch are limited, but provide a feeling of security for those not wanting absolute seclusion. Water is plentiful, coming from a 10+ gpm well.
This 105 acre parcel provides the perfect mix of foliage for the quintessential Colorado mountain feel. A babbling year-round brook is fed by Sheep Springs and ultimately pours into the natural pond below the arena. This offers excellent habitat for a myriad of wildlife species including elk, deer, bear, turkey and other birds of prey. Smaller animals such as fox and coyote can be seen from time to time. Often times, one can enjoy watching these animals from the large outdoor entertaining areas in the early morning over a steaming cup of coffee, or later in the evening as the sun starts to set. In essence, this is the perfect equestrian mountain ranch in an exquisite setting for those who want privacy with easy access to the amenities of the Durango community.
The 105-acre ranch can be divided into three parcels. The custom log home is located in Durango Ridge Ranch on one 35-acre parcel; the old-world barn is located on the second 35-acre parcel; and the third 35-acre parcel is nicely wooded with utilities running to the property with the ability to build a home or guest quarters. A conservation easement can provide tax benefits – details can be provided upon request.
